      This is my private Thai expat hard truths TOP 3 list:

      1. Visas are the most pain in the neck. You should always stay tuned to new rules, law changes, know all ins and outs. And even if you have a valid Thai visa, an immigration officer can turn you around on a boarder and send out of Thailand.
      2. Thailand is for Thais. Love it or leave it. You will always be an alien here, farang.
      3. Inattentiveness of  some officials. Should you need to buy a condo or compose the last will – you’ll have to check every letter in your name and every number in every line. This is not a big problem unless you deal with serious documents where every letter matters. Check all the documents twice.
