To be over 50. To have 800,000 baht that you can leave in a Thai bank (preferably separate to your main spending account,but not necessary). Or to be able to show transfers from abroad of at least 65,000 per month for the last 12 months. Then there the paperwork but that’s just copies of this, that and the other.
Two options for a visa. First is a Non immigrant O-A visa that you can get from your home country. You need money banked in your country and police and health certs. This visa is valid for one year and on each entry you get 365 days stay. If you time it right and hop out/in just before it expires you get another 365day entry giving you almost 2 years from that visa.
The other way is you get a Non Immigrant O visa from your home country or a local consulate elsewhere. That gives you a 3 month entry, which you can extend to a year if you meet the financial requirements above. You can extend and extend this indefinitely if you meet the criteria each year.
800k baht and proof of insurance
