Who can recommend a trustworthy lawyer in Pattaya who is aware of Company ( 51% thai and 49 % foreigner ) which is used to buy house in Thailand, and first of all if such company is legal.
I read many warnings about it :
It’s a fake company ( no activity) and owner can be fined for about 1 million baht
If Director ( foreign owner) has retirement visa, he can be expulsed from Thaïland because he doesn’t have working permit

Register the land in your Thai partners’ name and the bricks and mortar in your own name. Record a loan on the title at the land-office. No need for a Co., Ltd.
