This is my private Thai expat hard truths TOP 3 list:
- Visas are the most pain in the neck. You should always stay tuned to new rules, law changes, know all ins and outs. And even if you have a valid Thai visa, an immigration officer can turn you around on a boarder and send out of Thailand.
- Thailand is for Thais. Love it or leave it. You will always be an alien here, farang.
- Inattentiveness of  some officials. Should you need to buy a condo or compose the last will – you’ll have to check every letter in your name and every number in every line. This is not a big problem unless you deal with serious documents where every letter matters. Check all the documents twice.
